Constantly evolving dynamics and unprecedented changes are the characteristics of the Kraków property market. We observe that after the Polish accession to the EU there started a huge interest in Kraków and the rise in prices has been noted in every segment of the market starting from flats to storehouse spaces.
Since 2004 the advantage of demand over supply has been clearly marked, and nothing indicates that the situation will cease or stabilise. It seems that the value of investments in new properties started to be appreciated by both Kraków inhabitants and foreigners. What is also important here is the fact of locating many new foreign investments in Kraków oriented at the usage of human capital of young well-educated graduates from Kraków universities. This results in high demand for modern office spaces and interest in the flat market.
An enormous part is also played by the dynamic rise in the number of tourists visiting the City, which translates to the rise in hotel investments and greater number of land transactions.
